Nashville is a city of vibrant growth, but beneath the surface, a significant challenge persists: the acute shortage of affordable housing. With an estimated deficit of 20,000 to 31,000 units for households earning 60% of Area Median Income or less, and nearly half of all renters being cost-burdened (FOX 17 News, October 2025), the need for innovative solutions has never been more urgent. This isn't just a Nashville problem; communities across Tennessee face similar pressures, making the work of organizations like William Franklin Buchanan Community Development Corporation (WFBCDC) vital.

Our strategy focuses on preserving affordability and empowering residents.



The Power of Limited-Equity Cooperatives



Imagine a homeownership model that builds equity for residents while ensuring long-term affordability for the community. That's the power of a limited-equity cooperative (LEC). In an LEC, residents purchase a share in the development, not an individual unit. This share accrues value through a set formula, preventing market speculation and keeping homes affordable for generations.



WFBCDC is proud to be at the forefront of this movement in Nashville. Our acquisition and planned conversion of The Cottages at Drakes Creek into Nashville's first limited-equity housing cooperative by the end of 2025 is a landmark achievement. This 60-unit community will offer stable, affordable homes, allowing residents to build wealth and participate in democratic governance of their living environment. This model is nationally recognized for its ability to preserve affordability and foster community control.
